Introduction

The nearest bus stop in the town is 1.2 Km from the entrance.
The nearest train station (Rose Hill) is 1.2 Km away.
We can arrange for shopping to be delivered on arrival.
Arrival & Car Parking Facilities
There is car parking adjacent to the cottage.
Car park is of level tarmac.
The car park is 15 metres from the entrance door.
There is additional car parking 50 metres away.
There is a small step of 4cms onto cobbles and a larger step of 16cms to the entrance door.
Main Entrance
The door is hinged to the left.
The door is 1.1 metres wide and the lock is 1.0 metres high.
Common entrance lobby
The entrance lobby is 1.2 metres by 2.2 metres and contains communal boot & shoe rack and coat pegs.
There is also a foam fire extinguisher.
Goyt
The entrance to Goyt is the right-hand door.
The door is a fire door and hinged on the right.
The door is 80cms wide the lock is 1.3 metres high
The door opens onto a staircase 91cms wide.
The staircase consists of 13 steps 22cms high by 27 cms deep.
There is a wooden handrail on the right at 88cms height.
The upper area has a modern toughened glass balustrade with a wooden handrail at 91cms high.
Dining room/Lounge
The dining room is open plan with the lounge and kitchen.
Square extendable table – legs on each corner, 66cm floor to lowest point of table (under space), 1.20 metres long, 80 cms wide and 75cms high. Free space between table and walls is at least 80cm all around.
Chairs (movable) – 4 chairs with padded seats and no arms.
There is free space of 2.3metres by 2.4 metres clear of doors and furniture.
Flooring is laminate throughout.
One double sofa.
One treble sofa extending to a double bed.
Freesat TV, DVD,wifi, HiFi + iPod docking (+ remotes).
Smoke and fire detectors present.
Bedroom
Door width 76cms – left hinged.
Double bed – 137cms.
Bed height 60cms to top of mattress.
Non-allergenic, non-feather duvets and pillows.
Sheets, duvet covers and pillow cases are cotton.
Largest transfer space to left or right of bed is 70cms.
Largest clear space clear of doors or furniture is 110cms by 140cms.

Door width 76cms – right hinged.
Bath with flexible shower with grab rail.
Bath height 55cms with non-slip bath mat provided.
Free space in bathroom (free of doors and furniture) is 1.2 metres by 90cms.
Toilet seat height 43cms.
Laminate flooring.
Release mechanism on outside of locked door.
Space under washbasin is free (no pipes or vanity unit).

Kitchen open plan with Dining room.

Oven door is drop down, height of lowest shelf 45cms, can be accessed from the side.
Sink is 94cm high with cupboards underneath.

Fridge with small freezer available, highest shelf in fridge 55cms.
Grounds and Gardens
Accessed around either side of the building.
Comprises a cobbled area on the same level as a fenced grass area incorporating picnic tables (seat height 38cms, table height 72cms).
Outside tap + spray available.
Locked bike shed + BBQs on same level 40 metres.
You are welcome to explore the 50 acres of woodland/meadow which were previously the grounds of Marple Hall.
Laundry
There is no separate laundry, but laundry can be done at request and drying racks are provided.

This is accessed from the front of the cottages – the door nearest the livery yard.
There is a curb height of 4cms and a single step up of 19cms to the entrance door

- An information pack is present in the cottage plus menus for local restaurants/take outs.
- A single well-behaved pet is allowed in this cottage with prior arrangement.
